The Opportunity
We are seeking a Mobile Maintenance Engineer to support the physical operations and maintenance across our property portfolio, with regular travel between our Austin and Fort Worth properties. In this role, you will be directly responsible for executing hands-on preventive and corrective repairs across our common areas, mechanical spaces, and building facilities. While you are expected to complete routine and moderate physical repairs independently, you will also identify when complex jobs exceed internal scope and facilitate vendor bidding, oversight, and quality control as directed by General Property Managers.
What You’ll Do
Preventive & Corrective Maintenance
- Hands-On Mechanical & Facility Repairs: Perform hands-on inspection, troubleshooting, and low-to-moderate repairs on mechanical systems and pumps, fans, and Air Handling Units (AHUs).
- Electrical & Lighting Maintenance: Complete low-voltage electrical repairs, including light fixture and ballast replacements, referring main breaker or high-voltage work to licensed electrical contractors.
- HVAC & Plumbing Upkeep: Troubleshoot basic HVAC issues and monitor mechanical contractor performance on major repairs; handle limited-scope plumbing repairs (excluding behind-drywall piping).
- General Trades & Upkeep: Execute non-structural architectural repairs including painting, basic drywall patching, carpentry, and predictive maintenance inspection routines.
Testing, Inspection & Safety Compliance
- Fire & Life Safety Testing: Conduct routine monthly fire pump tests and maintain comprehensive fire alarm and life safety testing logs.
- Equipment Servicing: Perform routine mechanical servicing, component greasing, and regular air/water filter replacements.
- OSHA & Safety Standards: Maintain OSHA compliance across all work activities, assist with mandated safety training sessions, and support emergency preparedness protocols.
Property Inspections & Operational Oversight
- Routine Site Inspections: Conduct scheduled daily, weekly, monthly, and quarterly inspections of all interior public/common spaces and exterior grounds.
- Deficiency Resolution: Proactively identify maintenance deficiencies, safety hazards, and physical wear, taking direct action to resolve issues promptly.
- Systems Knowledge: Maintain functional operational knowledge of building MEP, building automation systems, and life safety infrastructure.
Vendor, Contract & Regulatory Support (As Directed by General Managers)
- Contractor Coordination: Coordinate with third-party service vendors including janitorial, pest control, landscaping, and security providers.
- Contract Oversight: Assist General Managers with vendor contract compliance reviews, service monitoring, and contract renewals for maintenance-related scopes.
- Regulatory & Inspection Escort: Serve as the Trademark representative to provide property access and accompany inspectors (e.g., Fire Marshal, elevator/escalator authorities), reporting all outcomes back to management.
- Quality Assurance: Monitor third-party contractor and specialty trade work to ensure deliverables meet Trademark scope, schedule, and quality standards.
Records, Inventory & Administrative Duties
- Activity Logging: Accurately document all daily maintenance tasks, preventive routines, and repair activities within property tracking systems.
- Tool & Equipment Inventory: Maintain, audit, and secure all maintenance tools and equipment, maintaining a clear distinction between company-owned assets and personal tools.
- Key Systems Management: Manage property keying requests, records, and hardware changes in coordination with designated local locksmiths.
- Reporting: Provide regular maintenance progress updates and operational status reports to property management.
Tenant, Event & Cross-Department Support
- Tenant & Buildout Coordination: Support tenant buildout rule compliance, respond promptly to work orders, and maintain a high standard of tenant customer service.
- Space Preparation & Events: Assist with vacating tenant space turnover preparations and provide minimal support for property marketing setups as needed.
- Cross-Team Operations: Provide cross-functional support to local Operations and Tenant Coordination teams during peak operational needs.
Regional Collaboration & Planning
- Multi-Property Teamwork: Collaborate and share technical expertise with fellow engineers, operations personnel, and trade professionals across Austin and Fort Worth locations.
- Operational Planning: Assist General Managers with task prioritization, maintenance scheduling, and long-range capital planning support upon request.
