Procurement Manager

The Procurement Manager supports procurement operations across the company’s multifamily portfolio, with a focus on vendor management, pricing analysis, purchasing efficiency, and cost control. This individual contributor role is responsible for developing and maintaining vendor relationships, negotiating pricing and terms, monitoring pricing consistency, and identifying opportunities to improve procurement processes.


Working closely with Operations, Finance, and other internal stakeholders, the Procurement Manager helps ensure purchasing activities align with business needs, budget expectations, service standards, and internal workflows. This role also analyzes vendor pricing, purchasing trends, and procurement data to identify discrepancies, process gaps, and cost-saving opportunities while supporting vendor accountability and consistent procurement practices across the organization.

What You’ll Be Doing

  • Strong knowledge of procurement, purchasing, strategic sourcing, and vendor-management principles.
  • Knowledge of competitive bidding, vendor evaluation, contract renewal, and supplier-performance practices.
  • Strong analytical skills with the ability to interpret pricing, spending, purchasing, and vendor-performance data.
  • Strong negotiation skills with the ability to balance financial, operational, service, and relationship considerations.
  • Ability to identify pricing discrepancies, unfavorable trends, cost-saving opportunities, and process inefficiencies.
  • Ability to compare vendor proposals, pricing structures, service levels, and commercial terms.
  • Strong attention to detail when reviewing invoices, pricing schedules, proposals, agreements, and procurement documentation.
  • Strong organizational and project-management skills with the ability to manage multiple priorities and deadlines.
  • Effective written and verbal communication skills.
  • Ability to establish productive working relationships with vendors and internal stakeholders at all levels of the organization.
  • Sound judgment and the ability to develop recommendations based on data, business needs, and financial impact.
  • Ability to work independently while collaborating effectively across departments.
  • Proficiency with Microsoft Excel and other Microsoft Office applications.
  • Ability to learn and effectively use procurement, accounting, property-management, and enterprise systems.
