Property Manager

Job Scope and Mission

The Property Manager is responsible for leading the onsite team and overseeing all aspects of property operations. This role ensures the community is well-maintained, financially sound, and delivers exceptional living experiences for residents. The Property Manager develops and coaches team members to achieve high performance while upholding company standards and resident satisfaction.

Essential Duties

Compliance, Safety, and Office Protocol

  • Ensure the property is maintained to company standards, clean, and compliant with all safety and regulatory requirements.

  • Walk and inspect the community daily, including vacant units, move-in/move-out inspections, and common areas.

  • Complete all required regulatory training and ensure team compliance.

  • Adhere to all applicable laws, fair housing regulations, and company policies.

  • Reduce risk and liability through proactive inspections, preventative maintenance, and safety protocols.

  • Follow Francis policies for ID verification of prospects and residents.

  • Communicate with team members when leaving the office for extended periods.

  • Wear proper identification, professional attire, and PPE as required.

Property Operations

  • Oversee all aspects of daily property operations to ensure efficiency and consistency.

  • Implement procedures that maintain cleanliness, safety, and maintenance standards.

  • Conduct regular inspections and identify opportunities for improvement.

  • Perform administrative tasks and additional duties as assigned.

Leasing and Marketing

  • Develop and implement leasing and marketing strategies to achieve occupancy goals.

  • Conduct property tours, respond to inquiries, and oversee the leasing process from application to move-in.

  • Coach leasing team members on techniques and performance expectations.

  • Monitor market trends, competitor properties, and resident demographics to maximize rental performance.

Resident Relations

  • Foster positive resident experiences by responding promptly and professionally to inquiries, concerns, and service requests.

  • Organize resident events and initiatives to encourage engagement and community connection.

  • Implement resident retention programs that support renewals and satisfaction.

Financial Management

  • Oversee rent collection, delinquencies, and resident account concerns.

  • Develop and manage the property budget; monitor expenses, invoices, and compliance with financial procedures.

  • Identify opportunities to optimize revenue and control expenses.

  • Negotiate vendor contracts, evaluate performance, and ensure compliance with service-level expectations.

  • Prepare regular financial reports and analyze property performance.

Team Development

  • Recruit, hire, train, and develop team members to support property success.

  • Provide coaching, feedback, and recognition to foster high performance and accountability.

  • Lead by example in resident communication, leasing practices, and professional standards.

  • Safeguard property assets and maintain confidentiality of resident and employee information.

Supervisory Responsibilities

Directly manage all onsite team members. Responsible for performance management, coaching, and professional development.

Physical Requirements

  • Standing and walking during property tours, inspections, and daily tasks.

  • Climbing stairs at multi-level properties.

  • Lifting and carrying promotional materials, supplies, or equipment (moderate weight).

  • Bending and stooping for inspections or office organization.

  • Driving a vehicle or golf cart for property business, as applicable.

  • Performing office-based tasks such as phone, email, and paperwork.

  • Strong knowledge of leasing, marketing, and property operations.

  • Excellent verbal, written, and interpersonal communication skills.

  • Proficiency in property management software and Microsoft Office Suite.

  • Ability to lead and motivate a team, prioritize tasks, and manage multiple projects.

  • Strong analytical, problem-solving, and financial reporting abilities.

  • High attention to detail and organizational skills.

Education

High school diploma or equivalent required.

Certifications & Licenses

Certified Property Manager (CPM) or Certified Apartment Manager (CAM) preferred.

Valid driver’s license required.

Experience

3–4 years of property management experience, preferably in multifamily housing.
