Senior Project Manager - Corporate Interiors Construction Projects
Responsibilities
The Senior Project Manager will be accountable for comprehensive end-to-end service delivery, ensuring that client objectives are achieved through the execution of effective project management. Key responsibilities include:
- Manage all project phases from inception through completion, maintaining direct interface with clients, consultants, and stakeholders at every stage
- Oversee project schedules and budgets with rigorous financial control and accountability
- Direct and supervise general contractors and all directly contracted vendors and consultants
- Conduct thorough reviews of construction work-in-place, assess quality standards, and approve capital expenditure allocations
- Validate and revise cost estimates prepared by contractors and internal client organizations
- Plan, organize, schedule, and control project delivery to meet established timelines and performance metrics
- Lead and facilitate client meetings and stakeholder engagements, presenting comprehensive project updates at all phases
- Manage stakeholder relationships, serving as the primary local client contact while reporting to the global team
- Identify, assess, and mitigate project risks; maintain and manage the risk register with appropriate risk mitigation workshops
- Monitor and report on construction cost factors and financial performance data
- Conduct field quality control inspections and validation of civil works in accordance with established standards
- Support design management and review to identify optimal construction methodologies and cost efficiencies
- Provide engineering guidance on project costs and budget implications during design-build modifications
- Review and process payment requests in accordance with contract terms
- Represent client interests during disputes, disagreements, modifications, and change order negotiations
- Track and manage critical milestone activities to prevent schedule delays and ensure on-time delivery
- Coordinate equipment procurement and logistics to align with project schedules
- Lead value engineering sessions to optimize project performance and cost effectiveness
- Oversee the transition of building operations to the client, including comprehensive closeout documentation and warranty management
- Maintain detailed project documentation, issue reports as agreed with the client, and ensure compliance with all contractual requirements
- Demonstrate advanced proficiency in spreadsheet analysis, report writing, and executive presentations
- Manage team resources, priorities, and revenue to ensure client expectations are consistently met
- Establish and maintain elevated quality standards, leading quality control initiatives throughout the project lifecycle
- Ensure comprehensive knowledge and compliance with Health, Safety, and Environmental regulations in construction
Education/Experience:
- 8- 12 years professional experience as a project manager.
- Sector experience e.g. corporate occupier, retail, real estate.
- Experience in commissioning
- Experience in LEED Projects is a plus
- Engineering or architectural degree with chartered status
- Fluent in English and Spanish at a working level to lead meetings, prepare reports and written communication, do presentations and talk to clients and suppliers.
- PMI or equivalent certification is a plus
- Knowledge of Microsoft Project and Primavera P6 is a plus
- Microsoft Office tools
- Knowledge of AutoCAD, BIM
Skills and Qualifications
- Run and lead client and other required meetings, presenting updates to the client at all project stages.
- Stakeholder management: Lead local Client and report to global team
- Manage risks and control the risk register, manage risk workshops as needed
- Identify the factors that influence construction costs and can monitor and report on this data.
- Issue reports as agreed with Client
- Run at field with quality control formats validation for civil works in general
- Support design management and review looking forward to identify constructions methods opportunities
- Support engineering decisions relating to the project cost and budget while design-build changes take place during construction.
- Review requests for payment.
- Advocate on the part of the client during disputes, disagreements, modifications, or change orders.
- Analyse, track and effectively manage critical milestone activities to avoid schedule slip.
- Track and ensure equipment meet the project schedule
- Lead value engineering sessions as required
- Oversee and manage the transfer of the building operations to the client including all close out documentation and warranties.
- Collaborative approach, be client facing, able to develop strong relationships, confidently present to clients and stakeholders.
- Be assertive and detail orientated, to identify potential issues early and raise them in the appropriate forum for resolution.
- Demonstrable track record in the delivery of relevant projects.
- Advanced skills with spreadsheets, report writing and presentations.
- Management experience, with ability to manage and lead team in delivering a commission and general line management.
- Manage revenue, team resource and priorities to ensure that client expectations are met.
- Have an elevated sense of quality, and lead quality control action.
- Have a good knowledge and awareness of Health and Environmental Safety in construction.
- Be an effective communicator, both verbal and written.
- Be a self-starter, a team player, a natural leader capable of motivating teams.
