Property Manager
Position Summary:
CCI is a not-for-profit development and management company that assists low- and moderate-income families and seniors to secure suitable housing across Upstate New York. The Property Manager coordinates the daily operations with staff and residents including work orders and re-certifications; works with the supervisor and staff to assess and address the facility’s needs; and coordinates the maintenance of the property with the maintenance staff.
Essential Duties and Responsibilities
The Property Manager must demonstrate experience in effective property management for affordable programs. The Property Manager is responsible for the property’s overall performance, including financial results, legal and compliance adherence, and resident satisfaction. - Collect 100% of the rent every month. Manage delinquencies as necessary.
- Maintain and increase occupancy.
- Maintain and process application waiting lists.
- Resident selection and certification to ensure all required paperwork, financial and program eligibility is completed accurately and timely.
- Pass REAC and MOR inspections, as well as maintaining required housing and company qualify standards.
- Conducts initial lease process with certification and annual recertification for affordable housing compliance (HUD and Tax Credit).
- Ensures all affordable housing regulations (HUD, Section 8 and Tax Credit) are adhered to at all times.
- Handle tenant complaints and emergencies promptly.
- Provide excellent customer service.
- Ensure work orders are created and processed promptly.
- Conduct annual unit inspections and inspections on an as needed basis.
- Accomplishes organization goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value to job accomplishments.
- May fill in for other staff when that person is out of work for an extended absence.
- Complies with anti-discrimination laws regarding housing, renting and advertising.
